What area means. Include authorized finished and unfinished levels, not just the visible stain or removal area. Access limitations, multiple buildings or units, and complex scopes require a tailored proposal.

What changes the price. Additional samples, specialty analyses, expanded reporting, travel, rush service and repeat visits are quoted before authorization. Turnaround is confirmed with the laboratory; expedited results are not included.

From assessment to verification

Understand what
you are buying.

A concise findings summary explains what was observed and what it means for the next step. A formal protocol adds written direction for the remediation team. Verification records the reviewed conditions against the established criteria.

Example: a four-sample, two-visit project

Up to 1,500 sq ft: assessment + 1 extra sample $575; formal protocol from $500; verification + 2 extra samples $555.

Starting total: $1,630. Without a formal protocol: $1,130. Four total samples at each visit include the outdoor reference.

This is a budgeting example, not a recommended sample count for every property. Repairs and remediation are separately contracted.

Does every mold concern need testing?

No. Visible growth and moisture conditions may already establish the next step. Choose the $295 focused visual assessment when appropriate. EPA explains when sampling may be useful. Sample locations and quantity follow the question being investigated.

Are written findings included in the package?

No. The assessment and verification packages include their written findings and laboratory results. A formal remediation protocol starts at $500 additional. Expanded technical reporting, litigation support or phased project work is separately scoped; it is not a mandatory charge to receive the package report.

What does a verification conclusion mean?

It records the accessible conditions and specified results against the agreed project criteria at the time of the visit. There is no federal airborne mold pass/fail limit. Verification does not guarantee a mold-free building or determine individual health risk.

Is a $2,500 retainer required?

Not as the standard price for a routine package. A $2,500 retainer may be used for complex or extended consulting engagements and is credited toward agreed fees. Payment timing and unused balances are defined in the engagement.

What about asbestos, lead, VOCs or complex odors?

These are outside the standard microbial air-sampling packages. Discuss the specific concern so the appropriate methods, qualified provider, laboratory scope and fee can be confirmed. Do not assume a mold package includes these tests.

How quickly will I receive my report?

Timing depends on the agreed scope and laboratory service. We confirm expected turnaround before authorization. Rush analysis, weekend service and reinspection after an unsuccessful verification require a separate quote.
